Priority TC Services provides professional, licensed real estate transaction coordination designed to keep your deals compliant, organized, and moving forward from contract to close. We work alongside real estate agents to manage timelines, disclosures, documentation, and communication with lenders, title companies, and all parties involved—so nothing is missed and deadlines are met with confidence. As licensed real estate professionals, we go beyond basic coordination by understanding the legal and procedural nuances of Colorado transactions, allowing agents to save time, reduce risk, and focus on serving their clients. Your transaction is our priority, every step of the way.

Contract & Compliance Management

  • Review executed contracts for completeness, required initials, signatures, and dates 
  • Verify use of current Colorado Real Estate Commission–approved forms 
  • Track contract deadlines, contingencies, and statutory timeframes 
  • Maintain compliance with brokerage and state record-keeping requirements 
  • Upload, organize, and maintain transaction files in CTM or brokerage systems 
  • Ensure all required disclosures are properly executed and delivered

Disclosure & Document Oversight

  • Prepare and distribute required disclosures (seller, buyer, lead-based paint, HOA, etc.) 
  • Confirm delivery and receipt of disclosures within contract deadlines 
  • Monitor amendments, addenda, and notices for accuracy and execution 
  • Coordinate corrections or re-execution of documents when needed

Client & Party Communication (Administrative)

  • Serve as primary administrative liaison between agent and transaction parties 
  • Communicate timelines, document needs, and procedural updates 
  • Request and follow up on required documentation from clients 
  • Provide status updates to agents and brokerages (non-negotiation)

Title & Closing Coordination

  • Open title order and submit earnest money information 
  • Coordinate with title company regarding closing schedules and requirements 
  • Track title commitments, objections, resolutions, and releases 
  • Review settlement statements (CD/ALTA) for accuracy and completeness 
  • Confirm closing logistics and final document execution

Inspection & Due Diligence Coordination

  • Schedule inspections per contract timelines
  • Attend inspection appointment if requested 
  • Distribute inspection reports to appropriate parties 
  • Track inspection objection and resolution deadlines 
  • Coordinate access for inspectors, appraisers, and vendors 
  • Monitor delivery of inspection notices and responses

Appraisal & Financing Coordination

  • Schedule appraisal access and follow up on delivery
  • Attend scheduled appraisal if requested 
  • Track loan and financing contingency deadlines 
  • Coordinate communication with lender (administrative only) 
  • Confirm receipt of loan approval and closing clearance

MLS & Listing Support (If Authorized)

  • Input listing data into MLS based on agent-provided information
  • Schedule Professional photos or acquire photos for you
  • Schedule staging appointments
  • attend staging appointments if requested. 
  • Install signage and or lock box on the property 
  • Upload required documents and disclosures to MLS 
  • Monitor listing compliance with MLS rules and timelines 
  • Coordinate status changes and compliance documentation

Amendment & Change Management

  • Prepare contract amendments and addenda at agent direction 
  • Ensure timely execution and distribution of changes 
  • Update transaction timelines and compliance checklists accordingly

Brokerage Compliance

  • Ensure transaction file meets brokerage audit standards 
  • Flag potential compliance issues to the brokerage standards

Closing & Post-Closing Services

  • Confirm all parties have signed closing documents 
  • Verify commission disbursement documentation 
  • Deliver final executed documents to all required parties (If required)
